Listing Description Makeovers
Three before-and-after makeovers showing the voice-profile method from Chapter 2 in action. Each "after" was written from the voice profile shown — read the profile first, then see how it shapes every sentence.
Please note: these are illustrative examples written to demonstrate the method — not real listings, not real results. Your voice profile will produce your own versions.
Makeover 1: the suburban family home
Voice profile used: warm, unhurried, story-driven · medium-length sentences that breathe · leads with light and how rooms feel · signature phrase: "the kind of place where…" · banned: "cozy," "won't last," exclamation points
Before — genericBeautiful 4bd/2ba home in great neighborhood! Spacious living room, updated kitchen, big backyard. Close to schools and shopping. Won't last long!
After — in voiceMorning light fills the living room by eight and stays through the afternoon — the kind of place where the coffee tastes better on a slow Saturday. Four bedrooms give everyone their own corner, the kitchen was redone with actual cooking in mind, and the backyard has room for the dog, the garden, and the trampoline you're pretending is for the kids. Two blocks from the elementary school, ten minutes from everything else.
Makeover 2: the downtown condo
Voice profile used: crisp, confident, a little playful · short sentences, quick rhythm · leads with lifestyle and location · signature phrase: "here's the honest truth:" · banned: "luxury," "stunning," "breathtaking"
Before — genericStunning luxury condo in the heart of downtown! Breathtaking city views, high-end finishes throughout. A must-see!
After — in voiceHere's the honest truth: you'll buy this condo for the mornings. Coffee on the balcony, the city waking up twelve floors below. Inside it's clean and simple — quartz counters, real hardwood, nothing fussy. Walk to dinner. Walk to the train. Forget what a commute feels like.
Makeover 3: the fixer with potential
Voice profile used: straight-talking, encouraging, practical · plain words, no fluff · leads with what's real — condition first, potential second · signature phrase: "let's be straight about…" · banned: "charming," "handyman special," "TLC"
Before — genericCharming fixer-upper with great bones! Needs some TLC but has tons of potential. Perfect for investors or handy buyers!
After — in voiceLet's be straight about this one: it needs work. The roof is ten years old, the kitchen is original, and the carpet has seen things. But the structure is solid, the lot is one of the biggest on the street, and the floor plan is exactly what buyers pay a premium for two blocks over — once it's updated. Priced for the work it needs, not the home it could be.
What to notice
- Each "after" sounds like a different person — that's the voice profile doing its job.
- Specifics beat adjectives. "Coffee on the balcony" outsells "stunning views" every time.
- The banned words matter as much as the signature phrases. What you won't say is half your voice.
