Monthly Market One-Pager Template

The fill-in template for your monthly market update — the same one-pager you can email to clients, hand out at open houses, or post as a graphic. [FILL IN] marks every number that's yours to supply. Never invent a figure; if you don't have it, leave it out. (Chapter 8 of the book is the full plain-English method.)

The template

[YOUR AREA] — [MONTH YEAR] market snapshot

$[FILL IN]
Median sale price ([FILL IN]% vs last year)
[FILL IN]
Active listings ([FILL IN]% vs last year)
[FILL IN] days
Median days on market
[FILL IN]%
Sale-to-list price ratio

The one-line takeaway: [FILL IN — e.g. "More homes, steady prices, and buyers finally have breathing room."]

The plain-English explainer framework

Numbers without interpretation are just trivia. Under (or beside) the stats, answer these three questions in short paragraphs:

  1. What changed? Pick the single biggest mover this month. One paragraph, plain words. ("Listings jumped 12% — the most new inventory we've seen since spring.")
  2. What does it mean for buyers? Translate the change into buyer language. More choice? More negotiating room? Less pressure to rush?
  3. What does it mean for sellers? Same change, seller language. Price carefully? Expect longer days on market? Stage like you mean it?

End with a bottom line — one sentence a busy person can quote at dinner. Then one next step: "Thinking of selling this spring? Let's run your numbers."

Honesty rule: say what the numbers can't tell you, too. "One month doesn't make a trend" builds more trust than any confident prediction.
